Tenant Improvements

Tenant improvements, also known as
Leasehold improvements, are the custom
interior finish outs a landlord or tenant makes
to a commercial rental space (office, retail, or
warehouse space). In today’s competitive
industry it is imperative to have an experienced
and knowledgeable drywall contractor in order
to achieve a successful transformation of an
existing building.

Metal Studs & Drywall

Exterior and interior metal studs and drywall
finishes installation are an everyday task of our
company and we take pride and satisfaction of
our productivity and quality. We provide peace
of mind to our customers in knowing that
Electus is the selected drywall contractor in
such demanding and fast paced commercial
projects.

Acoustical Ceilings

Key components for suspended acoustical
ceilings are suspension grid and acoustical
panels. Composition of each can vary
depending on the end-use application. Most of
our projects include installation of Acoustical
ceilings commonly know as T-Bar installation.

Shell & Core

Shell and core is the first stage of a building's fit
out. It refers to the installation of the basic
structure of the building, which gives the 'shell'. The next stage, usually referred to as a Cat A fit
out brings the rentable space up to a standard
ready for occupation. Electus has extensive
expertise in working with the GC in all phases of
the project.

Drywall Restoration

Restoring and repairing interior drywall. Fixing
walls and/or ceiling cracks takes us to deeply
analyze the root of the problem to ensure your
walls/ceilings are completely repaired. Electus
has successfully completed the drywall scope of historic building such as Culver Studios,
Weddington House, Urth Café in Orange,
Variety Arts and Title 24 in Los Angeles.

FRP Installation

Fiberglass reinforced panels, or FRP, are thin,
flexible plastic panels made of strong polyester
resin reinforced with fiberglass. They are used
on walls and ceilings and can
be installed directly over drywall, wood,
concrete block, and many other solid surfaces.
Electus has been installing FRP for most
restaurant projects. We ensure our final
product is done with quality and precision.
